1. Property: The landlord hereby leases the residential property located at [x] (the "Premises") to the tenant for residential purposes only.

2. Term: This lease agreement shall be on a month-to-month basis, commencing on [start date] and continuing until terminated as per the terms outlined herein. Either party may terminate this Agreement by providing written notice at least 60 days before the desired termination date.

3. Rent: The tenant shall pay a monthly rent of [$4500] for the use and occupancy of the Premises. Rent shall be due on the [day of the month] of each month. 6. Maintenance and Repairs:

   a. The landlord shall be responsible for lawn care and major repairs to the Premises, including structural, electrical, and plumbing systems. The tenant shall promptly notify the landlord in writing of any necessary repairs.

   b. The tenant shall be responsible for minor repairs and maintenance, including but not limited to replacing light bulbs, smoke detector batteries, and routine cleaning. The tenant shall maintain the Premises in a clean and sanitary condition at all times.

7. Insurance: The tenant shall obtain and maintain a comprehensive general liability insurance policy with a minimum coverage of $250,000 throughout the term of this Agreement. The policy shall name the landlord and Buyers Choice Real Estate as additional insured parties and provide proof of insurance upon request.

8. Rules and Restrictions:

   a. The tenant shall not alter, replace, or add any locks to the Premises without obtaining prior written consent from the landlord.

   b. The tenant shall not make any modifications to the Premises without the landlord's prior written approval. Any approved modifications shall be made at the tenant's expense and shall not cause any damage to the Premises.

   c. The tenant shall comply with all applicable local laws, ordinances, and regulations, including noise restrictions, waste disposal regulations, and pet ownership regulations.

   d. Pets are strictly prohibited on the Premises unless otherwise agreed upon in writing by the landlord. Any violation of this provision shall result in immediate termination of this Agreement.

9. Termination:

   a. Either party may terminate this lease agreement by providing written notice at least 60 days before the desired termination date.

   b. Upon termination, the tenant shall vacate the Premises, removing all personal belongings and leaving the Premises in a clean and undamaged condition, subject to reasonable wear and tear.

10. Repairs and Renegotiations: Any repairs or renovations to the Premises must be agreed upon in writing by both parties before September 30, 2023. Any modifications or renegotiations of this Agreement.

11. Acknowledgment of Condition: The tenant acknowledges that they have thoroughly inspected the Premises prior to entering into this Agreement and accepts it in its current "as is" condition. 12. Entry by Landlord: The landlord or their authorized representatives shall have the right to enter the Premises upon reasonable notice to the tenant for the purpose of inspections, repairs, or any other necessary actions as permitted by law. The landlord shall exercise this right to entry in a reasonable manner and at reasonable times, except in the case of emergencies.

13. Indemnification and Liability: The tenant shall indemnify and hold the landlord harmless from any claims, damages, losses, or liabilities arising out of the tenant's use and occupancy of the Premises. The tenant shall be responsible for any damages caused by their negligence or intentional acts, including damages to the Premises or injury to any person while on the Premises.

14. Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the [State/Province], without regard to its conflict of laws principles.
